The most important thing to know when selling your home!
The contract to sell your home is between the Broker/Owner of the Agency you choose to list your home with, NOT the sales person you have chosen to represent you in the sales process. In our experience, sellers do not know this.
They never meet or see the actual person with whom they have the contract. Why is this important? Because the usual contract period is for 6 months, and it can feel like an eternity if you become unhappy. A lot of the issues come up between the listing of your home and the actual sale.
What if you feel your salesperson is not doing an effective job for you? He or she is lazy or not returning your phone calls promptly. What if you just have a personality clash develop and you can't get out of your listing?
To say it again, the sales person is not a party to the contract so they cannot release you from your unhappiness. Only the Broker/Owner can do that and unless you have something from that person that says he or she will release you, then 99/100 times you will be stuck until the contract expires in 6 months. Not a pleasant thought. Do yourself a BIG favor, and get it in writing. In the end, verbal assurances are meaningless, even if they come from the Broker/Owner or "your good friend", the sales person.
